What Are The Pros and Cons of Metal Roofing?

Metal roofing is quickly becoming the top material in roofing for replacement and new construction projects all over the U.S. Due to its easy maintenance and durability, more and more people are choosing metal over traditional shingles. It’s hard to beat a lifespan of up to 70 years. Let’s explore a few of the pros and cons to better understand if a new metal roof installation is right for you:

metal roof installation pros and cons

Metal Roof Installation Process

With the right roofing contractor, you can have your new metal roof installed in as few as 3-5 days. Although metal roofing is quick and easy to install, it does require expertise to avoid pesky leaks and other functional and aesthetic problems.

To kick off your roof installation project, you can expect to have a quick consultation with one of our top roofing specialists, who will go over all the available material, color, and pricing options with you. They will help you choose the metal roof of your dreams, without going over time or budget. Once you’ve selected your materials, our specialists will make the order and schedule the installation at your earliest convenience. The installation process will vary slightly depending on the type of project. New construction projects are generally the quickest. Retrofit projects or roof replacements can take slightly longer depending on the original roofing material.

Roof Installation for New Construction

metal roof installation
  • Step 1: Initial application of the plywood/OSB roof deck. This provides a sturdy base for the rest of the material to attach to.
  • Step 2: Once the plywood is applied, the decking material is covered with an underlayment. This underlayment material provides a secondary layer of protection from the elements, like rain, snow, and wind.
  • Step 3: In the final step, the metal panels are hoisted up onto the roof and secured. Each panel is lined up perfectly, attached, and capped, to make sure your new roof is watertight.

Retrofitting or Replacing Your Roof

For retrofit or replacement projects, the process can be a little bit more complicated and costly depending on the state of the original roof.

If your existing roof is in relatively good shape, with little to no water damage, and has solid decking, it may be possible to simply overlay the new metal roofing over existing roofing materials. This option then has a similar process to a new construction installation. With little to no additional labor costs. For this to be a viable option, we require a thorough roof inspection before, to make sure that this is a safe option.

However, in many cases, simply overlaying the new metal roofing over existing materials isn’t an option, and we must remove the old materials before beginning the metal installation. In some areas, local building code even requires a complete removal and replacement. This can add time and labor costs to the overall project. Once the original materials are removed, the installation process is the same as with new construction.
